Condensation, mould and the Auckland winter
Auckland Airport records about nine ground frosts a year, so the problem in Auckland houses is moisture, not cold. At nine in the morning humidity sits at 82% across the year and 88% in July. One in five Auckland homes is damp, and one in six has mould. The water lands first on single glass and cold aluminium frames, because they're the coldest surfaces in the room.

Retrofit costs less and causes the least disruption. Most 1960s to 90s aluminium and most villa sashes can take a sealed double-glazed unit. You need new joinery when the frames are rotten or too shallow for a unit, or when you want thermally broken aluminium or uPVC.

Ways to pay for it
Most people pay through their home loan. BNZ, ASB and Westpac offer top-ups at 0% or 1% that list double glazing, and ANZ has one too. There's no government grant for windows and no Council subsidy, so check the conditions on each bank's top-up before you pick one.

Auckland homes and double glazing
Double glazing became effectively required for new Auckland homes from 30 September 2008, a year after the South Island. Roughly a quarter of Auckland's homes have been consented since, which leaves about three in four built under the older rules.
Stats NZ points out that some of those have been retrofitted since. Plenty haven't. Auckland also has the densest housing in the country. More than one in four homes is a townhouse, unit or apartment, and about two in five were built from 2000 onwards. One street can have an old villa, a monolithic-clad 1990s house and a new townhouse, and the installer needs to see which one you have. That's what the measure is for.

How much does double glazing cost in Auckland?
Published 2026 Auckland pricing puts retrofit at about $400 to $800 per standard window, or $12,000 to $28,000 for a typical three-bedroom house, and replacement at roughly $1,200 to $2,700 per window in standard aluminium.

Does the government offer any subsidies for double glazing in New Zealand?
No. As at September 2026, Warmer Kiwi Homes pays for ceiling and underfloor insulation and for heat pumps, not windows. Auckland Council's Retrofit Your Home loan scheme closed to new applicants in 2020, and it covered insulation and heating rather than glazing.
What you can get is bank finance. BNZ, ASB and Westpac all list double glazing as an eligible use of a low-rate home loan top-up, and it's worth reading the conditions on those top-ups before you apply.
Is double glazing worth it in Auckland?
In Auckland you do it for a drier house, not a lower power bill. Stats NZ models space heating at about 4% of the energy an Auckland home uses, so there isn't much to save. What changes is the condensation on the glass, the mould that follows it, outside noise and how the room feels in winter.

Do I need consent to double glaze in a Special Character Area?
Fitting double-glazed units into the existing timber frames doesn't need resource consent, according to Auckland Council. Replacing the frames, or changing how street-facing windows open, may. Before you commit, read how consent works for villas and bungalows.
Building consent is a separate question. Replacing windows or glass in the same position on a house of up to two storeys is exempt under Schedule 1 of the Building Act, as long as the work still meets the Building Code.
Can old aluminium windows be retrofitted?
Often, yes. The frame has to be straight and sound, and the rebate deep enough to hold a sealed unit. Some older, slimmer profiles have nowhere to put one, so those windows need replacing.
